Why did you use the Code of Measuring Practice?
It is the industry standard at the moment and It was requested by the client

- I made sure my disto was charge
- I ensured it was measuring correctly by measuring a known distance
- I took each measurement twice

I annotated my measurements onto a printed off floor plan

Why did you not use IPMS?
Instructed in writing by the client to use the code of measuring practice
I did however inform the client of the benefits of using IPMS for measurement purposes
Why would they ask you to use the Code of Measuring Practice?
- Industry standard
- Allows me to compare the subject to other comparables
What are the benefits of IPMS?
- Transparency and consistency across international boarders
- Easier to inform a foreign client / investor of the property size
Why would you use IPMS 3B?
- IPMS 3s show the measurements for exclusive use, will not contain communal stairwell i.e
- IPMS 1 & 2 are for whole buildings, including lifts, and communal areas
IPMS 3B is closely related to GIA in code of measuring practice
What does IPMS 3B include and exclude?
Includes
- All areas within IDF
Includes but stated separately
- Attics, basements, garages, balconies, limited use areas
Excludes
- Anything external (communal pipes in wall)
- Staircase openings
- Common parts
- Voids under 0.25m2
- Externals areas
What does GIA include and exclude?
GIA
Includes
- Areas occupied by internal walls (structural or not)
- Columns, chimney breasts, stair wells
- Internal balconies
- Pavements vaults
- Garages
- Limited use areas under 1.5m (Separate)
Excludes
- Balconies
- Open Parking
- Terraces
What is the Internal Dominate Face?
It is the inside finished surface comprising more than 50% of the floor to ceiling height for each Internal Dominate Face wall section
What was this valuation for? (Plot of Land Guildford)
I believe this was a valuation for residual purposes however I was only aiding on the instruct and not part of it from start to finish
What additional factors do you take into account when valuing a plot of land apart from size and measurement accuracy?
Risks
- Flooding
- Contamination
- Brown field vs green field
Topography
Layout of the land (will it distort the measurement?)
How did you value the land?
I was adding this valuation and only really took part in the measurement process
- From what I understand it was for a residual valuation
- I would have used the traditional residual valuation method along
with the current market inputs
What would you have done if the measurements from difference sources didn’t match?
- I would have firstly informed my director
- I would inform the client
- I would advise that I will undertake the measurement of the site again
- If it pulled up the same issues I would use the measurements that I had worked out
What is an Issue with using Pro-Map to measure land?
It doesn’t take into account the topography of the land
