General Warranty Deed
Most commonly used in Hawaii and offers the purchaser greatest protection. The deed is granted free from defects that existed before grantor acquired the title
Special Warranty
A deed in which grantor guarantees title to property with no warranty on it. Defects that came up during grantors ownership will pass along as well but not before
Quitclaim
A deed that has no warranties and holds the least protection for the purchaser. Often used to remove Clouds of Title
Bargain and Sale Deed
Holds no warranties like quitclaim, implies grantor has marketable title. Holds no covenants
Sheriff’s Deed
Deed used when property is sold to satisfy judgement
Commisioner’s Deed in Forclosure
Judicial action of foreclosing on the mortgage of an owners property
