improving physical and financial condition of building or neighborhood
Displacement
residents compelled to move out of neighborhood due to rising rents and costs (often associated with development)
Gentrification
usually refers to influx of new (often wealthier) residents that increase property values and change a neighborhood’s character
Community building
activities that build social connections among neighborhood residents (see community organizing)
Revitalization
process of improving the physical, economic, and social conditions of a community
equitable development
usually refers to development resulting in shared benefits for residents including low-income and minority and population
Sustainable Development
usually refers to development that is environmentally sustainable
Not in My Backyard (NIMBY)
pejorative characterization of opposition by residents to a proposal for a new development because it is close to them
Inclusionary Zoning
refers to local ordinances requiring a given share of new construction to be affordable by people with low to moderate incomes
Exclusionary zoning
refers to restrictions excluding some types of people from living in neighborhoods (i.e. redlining)
