What should you do before undertaking an inspection of a tenanted property?
Review lease, give proper notice to tenant, analyse all relevant information, take PPE.
What frequency do you inspect your tenancies?
Quarterly.
Insurers requirement, client requirement, workman requirement.
What are the four typical forms of foundation?
Trench or strip footings, raft, piled, and pad.
What is the main difference between a valuation inspection and a management inspection?
Valuation: looks at factors impacting property value (e.g., location, tenure, physical condition). Management: ensures compliance with lease and repairing covenant.
What equipment would you generally take with you on a management survey?
Phone, camera, PPE, pen, and paper.
Can you briefly describe a typical management inspection?
Desktop review and risk assessment, location inspection, external inspection, internal inspection.
Are your inspection frequencies covered within your management agreement with your client?
Usually covered in PMA, but firm policy is quarterly for service charge properties (or every 6 months if FRI).
What does RICS Surveying Safely advise on lone inspections?
Not ideal to go alone to vacant properties; confirm departure and arrival times; contact manager/colleague in case of emergency.
