Please can you describe the building

A

Held Freehold The property comprised a ground floor retail unit with a 2 bedroom vacant flat above with separate access. Both the flats and the nail salon had separate access to the rear. The flats benefitted from a car parking space to the rear.

Did you measure the property?

A

I received measurements from the vendor so did not have to measure.

Did you ask the nail salon if the items behind the property were there’s?

A

I did ask them and they said they had been fly tipped there.

In best interest of the client for the saleability of the property i contacted him to recommend to move these. Taking Into account health and safety I also realised I had a duty of care to the public and those around the property.

Why would a marketing board help?

A

A marketing board is a useful tool to attract interest. There was a lot of footfall of people walking past the property, this would make potential purchasers aware that the property was for sale. From my experience I have received a number of calls from potential purchasers who called up after viewing

When is planning consent required for boards?

A

Planning is required for non residential boards over 2 sq.m (flat) and 2.3 sq.m (V board) - only one board(s) per building.

Different sizes for residential boards with a maximum size allowed of 0.5 sq. m (flat) and 0.6 sq. m (V board)

Must not project more than 1m from the face of the building and not above 4.6m from ground in a safe condition

When else would you need planning consent?

A

Illuminated boards
Remote boards
Boards erected on listed buildings and in conservation areas
Must be removed 14 days after completion of transaction
Certain local authorities have more restrictive requirements such as London Boroughs
Must have owners approval
Policed by the Local Planning Authority who can remove boards and issue fines and order costs
