We noted in our report that the property is of an age and style of construction where we believe it unlikely that any known deleterious materials are present, although this could only be confirmed by undertaking a full structural survey.
What would you do if you suspected asbestos

It is a heat resistant mineral and exposure to it could damage your health.
What does the Fire Safety Act 2021 do?
The Fire Safety Act 2021 requires building owners of all multi-storey, multi-occupied buildings in England are required to undertake fire risk appraisals and assessments of their buildings, which includes, where appropriate, an assessment of the external wall system.
Did the Fire Safety Act 2021 apply?
We understand that as the property is currently single let a Fire Risk Assessment is not required to be carried out by the landlord.

I was put in touch with the managing agent by the borrower
What do you need to think about when going on a roof?
Health and safety of yourself and those around you. We did not have access so undertook a visual inspection.
Why did you review the title plan?
I wanted to understand the boundary of the property’s ownership because there was parking to the rear and I wanted to distinguish what belonged to us and what was part of the other property.
