A

Extent of inspection, investigations to be agreed in TOE
Verify information to be relied on
Clarify assumptions or special assumptions
Do not dispense from inspection voluntarily - risky
Have regard to IPMS
Any restriction on inspection must be recorded
Revaluation without inspection must not be done unless valuer satisfied no material changes
Proper record of inspections must be kept

Tell me about a defect you have come across?

A

Inspected a resi property which had penetrating damp. I found damp patches at the junction between wall and ceiling.
Used my damp metre to check.
Took photos.
Could be windblown weather penetration.
I sought advice from a building surveying colleague.

A

£5000 grants for heat pumps = extract heat from ext sources to provide heating
Electronic boilers - Use electricity to supply heating
Trad Gas boiler - burn gas fuels to supply heating. Need water tank and cylinder
Combi - water and central heating boiler in one unit - no tank needed

How would you reflect an electronic boiler in your valuation, if your comps were gas?

A

Need to see if it’s reflected in comps
Red book requirements are to record sustainable features and have questioning mind
Only reflect if theres evidence in market that there is impact on value
Consider what the market thinks of these features

A

Ceiling mounted cassette system which may just have cooling or both heating and cooling

A

New guidance for valuers on how they will provide preliminary assessment, pre lending or pre-purchase advice and a classification system for serious infestations of knotweed

Common type of defects in a property?

A

Asbestos
Japanese knotweed
Dry rot - timber exposed to moisture. Fungus
Wet rot - Found where timber is in contact with wet surface
Damp = patches on wall or peeling plaster
Rising damp - salts or staining to walls at low levels
Roof tiles damaged
Structural movement - see if trees nearby. Drainage pipes damaged. Wide cracks which are narrow at one end
Settlement cracks - new builds. Settling on new foundations.
Leaks can cause soil to weaken
