What is the RICS GN in regards to Inspection fundamentals?
Surveying Safely 2nd Edition. Outlines best practice for the management of health and safety.
What would you look for on arrival to the site?
Topography, site gradient, quality of buildings in the locality, defects, vegetation.
What does the visual inspection entail?
Record weather conditions and time of inspection. Identify site boundary. Outbuildings? Condition of building? External influences e.g. noise nuisance
What is the order of the survey?
Exterior - start top to bottom; roof, chimney, rainwater goods, eaves detail, walls, windows, doors, brickwork/render and DPC.
Internal - loft space, interior checks, surfaces, doors, floors, windows, services (water, heating and electricity).
Common building defects?
Cracking to brickwork, missing roof tiles, vegetation in drainage, water build up - flat roof,
Examples of deleterious materials?
Asbestos.
Maybe present in all buildings constructed prior to year 2000.
3 main types;
white - chrysotile
brown - amosite
blue - crocidolite
Commonly found in roof/floor tiles, insulation/fireproofing, pipework lagging.
Common construction of a terraced Victorian property and common defects?
Tiled pitched above traditional brick elevations, likely single glazed unless improved. Defects likely to be brickwork cracking, roof tiles missing, wear and tear to windows, perhaps structural issues caused by ground movement depending on location - subsidence.
