A

What is High alumina cement (HAC)?

A

Widely used in the 1950s/1960s
The material develops high strength quickly, is high temperature resistant and to sulphate attack
Can undergo “conversion” which reduces strength and increases porosity
Material banned by the mid-1970s for structural application

A

Used to conceal exposed edges of concrete frames during in the 1950s/1960s. The Concrete frames shrink, and brick slips forced off the building.

A

Poorly galvanized wall ties in the 1950s caused corrosion
cracking in the wall can occur as outer wall has less support from the inner wall

Sandwich construction panels formed of two outer layers of aluminium and an inner insulating material
which can burn fiercely and give off toxic fumes.

Considerations for warehouses/industrial units when undertaking an inspection?

A

Age
Eaves height - the height from the floor to the underside of the eaves.
Yard Area.
Site density - the ratio of the measured footprint of the property to the size of the site - ideally around 40%.
Power supply - single/three-phase or on-site substation/bespoke.
Drainage - any special facilities given the on-site process.
Loading access to the unit.
Level access.
Dock loaders.

Gas/Oil
