What is included within a Risk Assessment - 4
- identify hazard
- Identify who may be affected and how
- Identify and implement controls and record these
- review the findings
What is included within a Method Statement - 2
- Details the task and specific do’s and don’ts
- Should be reviewed on a programmed basis e,g, annually and following any change to the working environment
What is a deleterious material and give 2 examples - 3
- Dangerous to health or are the causes of failures in buildings
- materials which are environmentally damaging
- Examples include Asbestos and lead
Where can you find asbestos within properties 2
- usually combined within other materials e.g. insulation or fireproofing
- Usually found in gutters, roof tiles, soffit boards, boiler flues or floor tiles
What are the two types of asbestos survey
- Management survey
- Refurbishment/demolition survey
What is the difference between a management and refurbishment/demolition survey - 2
- Management surveys are not intrusive, samples are only taken in reasonably accessible areas. Where samples cannot be taken, asbestos is presumed to be present
- Refurbishment/demolition - Fully intrusive survey to identify all areas within property where asbestos is present

- Basic, good practice principles for the management of H&S for RICS regulated firms and members
- Principles for those engaged in the built environment as property professionals and includes H&S responsibilities at corporate level and RICS member level
Explain the hierarchy of controls - 5
- Elimination - Redesign the activity so the hazard is removed
- Substitution - Replace the materials used or the proposed work with a less hazardous one
- Engineering controls - separate the hazard from operators by methods e.g. enclosing or guarding dangerous items of machinery
- Administrative controls - identifying and implementing the procedures needed to work safely
- PPE - only after all the previous measures have been tried and found ineffective in controlling risks must PPE be used
