Employers have a responsibility to provide a safe environment in which to work]
Landlords/property managers responsible for the common parts or any vacant parts
If works are being undertaken, need to be aware of CDM and asbestos
Defective Premises Act 1972 - landlord duty of care to ensure premises comply with Act

What is asbestos?

A

Natural mineral - good insulation, high strength, fire resistant
White, Blue and Brown
Extensively used in the construction industry until the mid 1980s
No risks is undisturbed, but if airborne and inhaled can cause fatal diseases

5 steps - assess, register, manage, make available, review
Penalty is a fine in the magistrate court or an unlimited fine in the county court

What is the legislation on fire safety?

A

Regulatory Reform (Fire Safety) 2006
Applies to all non-domestic property and the common areas of flats
Replaces certificates with fire risk assessments with a new emphasis on fire prevention
Must be a ‘responsible person’ to carry out risk assessment
