Can you tell me about the Health and Safety Act?
Health and Safety At Work Act 1974 places duty on employers to ensure the health, safety and welfare at work of all employees.
1995 addition - all injuries and dangerous occurrences must be reported to HSE
1999 addition - risk assessments must be undertaken, recorded and regularly reviewed
How do you undertake a risk assessment?
- Identify the risk
2.Identify the people at risk - Evaluate the risk and any precautionary measures that are in place
- Record findings in risk assessment
- Regularly review the risk assessment (HSE recommend every 6 months)

Tell me about the Fire Safety Act
The Fire Safety Act 2021 requires all responsible persons to manage, assess and reduce the risk of fire posed by the structure, external walls and any common areas
What are the requirements of the Fire Safety Act 2021?
Lift inspections must be undertaken regularly and reported to the fire and rescue services
Evacuation procedures must be updated regularly
Fire safety information must be provided to all residents
Flat doors must comply with current standards where external walls have unsafe cladding

The Building Safety Act 2022 aims to enhance building safety regulations and empower residents to have more say on building safety matters
- The Act implements elements of The Hackitt Review recommendations for high-rise buildings
-States that developers must cover the cost of removing unsafe cladding and the leaseholder is not liable
-Introduces a new Building Safety Regulator
-Reform of External Wall Fire Review and EWS1 Forms
-Definition of ‘higher risk’ buildings clarified = Buildings of 18m or higher/7 or more storeys which include 2 or more residential units
