- Increases urban sprawl
- There is no infrastructure (e.g. gas, water and electricity)
- It is more difficult to get planning permission as the government tends to be against it
- It also uses up valuable farm or recreational land

A
- Lower construction costs ans there is nothing to knock down
- Healthier environment
- Plenty of space for car parking and landscaping to improve the working environment
- Access to development is easier as roads are not congested

- Complete environmental survey needed because of past usages, which is costly and time consuming
- Land costs are higher as it is closer to the city centre
- Often more expensive because old buildings have been cleared
- Higher levels of pollution, less healthy

A
- It is easier for the company to get planning permission because the government is actively encouraging the use of these sites
- Development costs are less because much of the infrastructure such as gas, water and electricity is already present
- Helps revive old and disused urban areas
- Reduces loss of countryside and land which may be used for agricultural uses
