What is currently happening with RICS?

A

“Defining our Future”
Is a strategic review which builds on existing work covering governance and engagement, and will inform how our elected Governing Council sets the future strategic direction for RICS.

COVID-19 has accelerated many ongoing structural shifts already shaping our profession and society, and RICS Governing Council believes that the time is right to review the key pillars of the RICS business plan.

Consultation themes include:

  • purpose of RICS.
  • governance and transparency.
  • qualification and entry.
  • member engagement.

What do you think will happen to the market post Covid?

A

I think we are already seeing and will continue to see some big changes in the way businesses operate. I think the industrial and logistics market will continue to thrive as it has done off the back of the pandemic due to the increased demand for e-commerce and home delivery services. Where many industrial sites were earmarked for redevelopment I believe landlords and property funds may look to capitalise on this by building warehouse stock or improving existing sites.

I think the office market will gradually re-emerge, although I think occupiers will be much more economical in the way they use space. From my own research and speaking to a variety of commercial occupiers it seems that flexible working is being embraced as a new way of working, and companies are only taking 60-70% of the space they may have done pre-Covid. I think rents will come under pressure and landlords will be increasingly challenged to provide competitive terms to secure tenants.

I think the high street will continue to struggle with further high profile CVAs as physical stores struggle to compete with online businesses.

I am supportive of the recent changes to the Use Classes Order and welcome the flexibility this will bring to the commercial property sector. This will give the high street a good chance to regenerate and provide for quick and flexible occupation of vacant units by a variety of operators.
