What the client is going to use the building for, eg residential or other purposes
Project spatial requirements
Each project will have requirements that the impact the design eg proposed size and layout, circulation space, number of floors and rooms, etc. This is also important information is cost analysis and site selection
Flexibility and remodelling potential
The design should consider the future use of the building and any plans for expansion
External/Internal aesthetics
The client’s requirements for the aesthetics of the inside and outside of the building will have a significant influence on the design
Sustainable energy
Among the most important considerations for the client are the energy costs and the possible incorporation of energy efficient processes
Age demographic of the building user
It is important to consider the end user of the building, ie the target market
Target market sector
When a client is considering investing in a project they need to know there will be demand for its use, eg providing office space
Needs of different building users
Legislation such as the Disability Discrimination Act 1995 and the Building Regulations ensure that buildings are accessible to all users, including wheelchair users and others with mobility issues
Safety requirements
The design and construction of secure and safe buildings is a key objective of any design team. The four key areas are; Fire protection, health and safety of the users, protection against natural hazards, security of the building users and assets

A business’s brand symbolises the way it wants its customers to experience the company
