Psychical condition of the property
What is a local search ?
To identify matters imposed by or known to the local authority

To establish connection to a public sewer and public water supply

To identify contaminated land

Such as carrying out of maintenance, improvements or other alteration of any building that only effects interior
With regard to different classes of buildings when is planning permission needed ?
When from one class to another but not changes within the class
What does not require planning permission ?
General permitted development order (GPDO) granted for certain categories such as dwelling house extensions. - if not explicit planning permission must be obtained
What are LPA powers if development in contrast to planning permission ?
- Exercise right of entry
- issue an enforcement notice 28 days after this action to alter breach
- stop notice becomes effective for 28 days to stop breach before enforcement notice becomes effective
(Enforcement notice must be served first)
When registering unregistered land what is first step ?
To decide the root of the title - root must:
- show who owns the entire interest capable of being sold
- contain description of land
- be at least 15 years old
