Why is the cleints breif a developing document, provide an example?

A

It develops as the deisgn stage progressess, for example identifying further detail of the cleint requirments through stakehodler enegement in design stages for RBC.

What is a method of recording change?

A

Within the design stages I will utilise a design development log, recording change, when and who has agreed it and cost associated. During the construction stage I will use a change control tracker.

How does a design development log assit, provide an example?

A

It provides an auditable trail of design changes that can be reffered back to, for example on the cheilderns home a stakeholder raised near the end of the project that air colling was to be insatlled in a specific room. It was not in the scope so I reviewed the design development log where it highlighted its omission being signed off by the client in RIBA 3.

A

From the commencement of the project, as part of the fesbaibility and at each deisgn stage. For this project it highlighted budget issues and also associated requirmenst of phaisng of the works which was costed.

A

They highlight the key items that my be a thret to the project progressing or being carried out safely. It identifies issues whichthe cleint may need to address before progressing to the next stage.

A

I provided risk registers to the cleint at each RIBA stage as part of the RIBA report, I always included the top 5 risks within the body of the report and discussed responsibility and mitigation.

A

Phaisng of the works, costs were allocataed for construction to be phased as residents were not to be decanted. Budget, cleint budget did not cover the cost estimates for the works being produced.

A

So that residents could safely stay within the building while works were bing carried out. This was a costed risk as it would add time and cost on to the project.

A

During the deisgn I would recceomend a design and constrution contingency was held, and a constrution contingency of 10-15% on refurbishment. They can also be estabished by costsing risks held on a risk register.

A

WSCC - Provide an example of how you managed the change control process on an appointment?

A

On the HDP project two sites were removed following RIBA stage 3 following client review of the costs provided. I developed an amended task order removing associated fees with these sites for RIBA stage 4.
