What are defects?
A
NEC defines defects as part of the works that is not in accordance with the Scope.

What is Patent defects?
A
Defect that can be discovered by a reasonable inspection e.g. crack in the wall

What are latent defects
A
Defects that cannot be discovered by a reasonable inspection e.g. failure in the foundation (settlement causes cracking over the years)

Why is the defect correction period typically 12 months?
A
As it allows the building to go through all the 4 seasons throughout the year, giving time for most defects except latent to become apparent
