What is blockbusting?
Convincing people to move out of the neighborhood by telling them minorities are moving in
What is steering/channeling?
Directing a buyer to a certain neighborhood on the basis of race, color, religion, sex, or national origin
What is redlining?
Redlining is when a lender refuses to lend to a certain geographical area, or because of the age of the property, income level of residents, or racial composition of the area
What does the American with disabilities act require?
it requires owners of properties open to the public to remove barriers that limit access to people with disabilities
Landlords also have to make changes to a home to make a home accessible to someone with disabilities that wants to rent the property
Where can landlords hold the security deposits for a tenant?
In an interest bearing escrow account (savings account)
In a non-interest bearing account (checking)
In a surety bond
Can a landlord commingle their money with a tenants security deposit?
Only if the deposit was placed in a surety bond
What does a landlord have to do after a tenant vacates the home?
They must send the security deposit (and any interest) back to the tenant within 15 days if they don’t intend to claim any damages
What times can you call to solicit business?
between 8am and 9pm
If someone is on the Do Not Call list, can you call them?
Yes, if you are working with a buyer and they want to buy their property. This call may not be used to solicit the listing
