What is a Comprehensive municipality plan? (zoning)
Also known as “master plan”. Establishes development goals for a community.
What are the 5 common zoning classes? (CRAMB)
Commercial, Residential, Agricultural, Manufacturing, Business
Buffer zone (zoning)
Strip of land separating land dedicated to one use from land dedicated to another use. (separating two incompatible districts)
Nonconforming use (zoning)
When a lot doesn’t conform to zoning law because it existed before zoning ordinance was established.
Conditional use permit (zoning)
Allows the use of property that falls outside the established zone…such as daycare on a residential street.
What are three exceptions to nonconforming use.
- Cannot add square footage
- Cannot rebuild tavern if 50% destroyed in a fire
- Exemption lost if business is closed down for a period of time.
Zoning variance (aka exception)
Provides relief if zoning regulations deprive an owner of reasonable use of the property.
Plat (used by a developer)
Detailed map illustrating geographic boundaries of individual lots.
CC&Rs
Covenants, Conditions, and Restrictions
Right of Rescission (land use)
Gives purchaser the right to revoke any contract to purchase a regulated lot until midnight on the seventh day after contract was signed.
