Master Plan
Local governments address developmental goals and develop master plans for future
Master plan is to ensure social and economic needs are balanced against aesthetic and environmental concerns
Zoning Ordinances
a way a property can be restricted
Laws of local gov’t that regulate control land use
- Lot sizes, types of building, set back requirements
Types of zoning
commercial, residential, industrial, PUD (planned united development - new town st. charles)
Zoning Variances
An exception to zoning ordinance after laws go into affect.
A variance doesn’t change the zoning of the parcel
– ex. QT allowed to be built in residential area
Spot Zoning aka
AKA Conditional use permit
Changing the zoning of a specific parcel
– ex. allowing QT to be built, but changing the zoning for that lot
Zoning - Nonconforming use
permitted use of ground that doesn’t conform to laws because it was built before
Building codes

Special Zoning
Aesthetic zoning - requires specific architecture
Deed Restrictions (private party)
limitations and restrictions placed by developer or owner that influences allowable use of property by future owners

Buffer Zone
use of land that separates two different land uses that aren’t compatiable (apartments in between commercial area and subdivision)
Planned Unit Development (PUD)
designed to produce high density, maximum use of open space.
‘Overlay Zoning’ - merger of different types of properties
Downzoning
Change in zoning from a more active to less active classification
- multi family unit to single family dwelling
Subdivisions
Subdivider - splits land
Developer - improves lot and sells
Subdivision regulations - placed by the county or municipality (gov’t)
Subdivision Restrictions - placed by devleoper or seller to maintain conformity
