What are the three types of land descriptions?
(1) Government Survey System
(2) Metes and Bounds
(3) Platted Lots
What is a simple way to remember the land description of the government survey system?
Divide the land into townships and sections, using a system of square and rectangular grids (NE corner of the SW corner…)
What does the land description of metes and bounds describe?
Describes every boundary line of the parcel.
What does the land description of platted lots describe?
Lots in subdivisions are described by referring to the recorded plat.
What is an insufficient land description?
Blank descriptions are obviously insufficient.
In Arkansas, what is required in the instrument of conveyance (land description)?
You must have a”key to identifying the property” in the instrument of conveyance.
What are some examples of a “key to identifying property”?
Just an address might work (depends on the area though)
A description of boundary lines/identifiers
Does a technical error in the legal description make it insufficient?
Not necessarily, if there is an address it might be redeemable. But, if you go to draw the bounds and the shape does not fully close, there is likely an issue.
What three things control when it comes to a legal description of land?

What is a land survey?
A visual depiction of where items in the title commitment appear…which can also alert you to where encumbrances are.
