Seeking a delivery method
Factors: cost, schedule, project scope, building quality and risk.
Traditional: owner to architect as agency, representing clients interest; owner to contractor, with fixed fee and time. Separate contracts with each.
More recent: one entity to design and build.
Cost: Design-bid-build, lowest cost but risk from contractor
Schedule: fast track method (“overlapping tasks”from internet) with multiple prime contracts and a construction manager as constructor
Scope: when a project has many unknowns, use cost plus fixed fee from the contractor with or without guaranteed max.
Delivery Methods:
Design bid build
Construction manager as adviser Construction manager as constructor Design Build Design Assist Contracting Integrated Project Delivery
DBD: architect designs finished, provides CD and specs; bidding or negotiating a contractor( fixed price, no savings). Not suitable for quick project or extended design and construction.
Advantages:
Linear and simple process thru;
Straightforward coordination between.
Chances of contractor underestimating to give competitive bid are high;
The bid docs need to be redrawn and detailed well for accurate bids.
Delivery method-CMa
CMa: construction contractor or third party hired before design is finished; outside of architects contract; no competitive bidding, higher cost; more complicated management structure.
Construction Cost: 1. Fixed price method, owner not sharing if any savings; 2. Cost plus fee with a guaranteed max price, client receiving if any savings; 3. Cost plus fee with no GMP.
Fast track common when CM is in: construction starts before design completed because documents issued in stages.
CM joint with architects on CA
CMa is not contractor, no direct cost control.
Delivery method - CMc(constructor)
Part of contracting firm, single agreement on construction management and construction services.
I Cost plus fee with or without GMP.
No stipulated sum option.
Architects CA advising and consulting responsibility begins: owner accepts GMP, owner approves control estimate, owner issues a notice to proceed to CMc.
Design method - Design-Build
Owner contracts with one entity.
Often construction contractor with independent architect and engineer as consultant.
Less commonly, architect leads construction contractor and engineer as subcontractors to architect.
Or design-build entity with in-house design and construction.
Or design firm and construction firm do a joint venture separate from the firms.
State may limit on public works.
Fast time and low cost, single source responsibility; owner less control in design and construction.
Owner criteria - pre-design and proposed contract sum (fixed price) - Agreement
Owner’s duty: provide criteria, review and approve changes, site visit, rejecting non conforming work.
Design-Build Variation: Bridging
When DB firm is best with manufacturer and subs to construct lowest cost.
Design-bid-build process and Design-build approach combined.
Owner hire architect/engineer(AE) as adviser/project manager to select design-build team. AE provide preliminary docs for bidding. AE review DB’s final but not legal responsible.

Subs in early design and CD phases to develop unique/complex portion
Design Method-
Integrated Project Delivery(IPD)
Multiple agreements VS one agreement in DB method
All on board since conceptualization phase
Three factors to for an architect to investigate are:
The adequacy of the client’s budget to meet the the architect’s fees and construction cost;
Credit rating of client;
Other designer’s and contractor’s opinion on the reliability of the client.
Design-build subcontractor handles
Bldg systems, including MEP and fire protection.
