The assistant

A

An assistant that does not have a real estate license is more limited in what he or she can do but can handle daily administrative tasks such as submitting paperwork, scheduling inspections, answering the telephone, writing ads, creating marketing campaigns, filing papers, organizing files, etc. Assistance to maintain a real estate license are able to do all of the same things the agent does.

The agent REALTOR®

A

Agents may choose to join the national Association of REALTORS®. Only agents that are members may advertise using the word REALTOR®.
REALTORS® my subscribe to the REALTOR® code of ethics. The code of ethics is a document that contains a preamble which prescribes the concepts of the code. The code contain 17 articles and standards of practice under each article. Other REALTORS®, buyers, sellers, members of the public, and non-REALTORS® May file ethic complaints against REALTORS®. The code of ethics also contains a provision for mediating commission disputes.
*** All REALTORS® our real estate licensees but not all real estate licensees are REALTORS®.

Social media

A

-Remember, all agreements are in the brokers or brokerages name. When posting information about a listing, agents must include the brokerages name and phone number.
-Agents may not advertise a property for sale without a valid, effective listing agreement.
Agents may not advertise a property in which the listing agreement has expired or been terminated.
All previously placed advertisements must be removed from the Internet such as YouTube etc. when a listing has closed or the agreement has expired or terminated.

IDX
IDX stands for Internet data exchange. In the early 2000’s advertising on the Internet became popular and through various legal actions, real estate agents have rules they must’ve here to when advertising things;
-The seller must grant permission for a listing to be advertised on the Internet
-if the agent is a member of the national Association of REALTORS® The real estate firms website is required to list the state of licensure of the agent.
-multiple listing services may have specific guidelines about an agents ability to offer consumer access to listings
-Generally agents may not promote our provide information about properties to Whebe-providers outside the IDX exchange
Agents must comply with federal and state laws in regards to fair housing, state license law regulations, and I trust regulations, code of ethics.
