I understand the importance of diversity and inclusion in the workplace. I actively promote this daily to unlock diverse perspectives and foster an inclusive environment where all employees feel valued and thrive. I adhere to RICS Rule 4 to best achieve this.

Can you name a teamworking theory and elaborate on it?
Tuckman’s theory is a framework for understanding how teams develop and work together. It includes 5 stages of group development which are forming–storming–norming–performing-mourning.
What are the benefits of Tuckman’s Theory (teamworking)
By applying Tuckman’s model, teams can anticipate and address challenges at each stage.
E.g. Forming stage - lack of understanding among team members… Address issue by focusing on introductions, clarifying goals, and setting expectations.
What is RICS Rule 4?
Members and firms must treat others with respect and encourage diversity and inclusion
Why is RICS Rule 4 important?
By embedding diversity into professional practice, Rule 4 strengthens the credibility and social relevance of the RICS and its members in an increasingly global and interconnected world.
Can you provide three example behaviors of RICS Rule 4?
- M+f must respect the rights of others and treat others with courtesy
- M+f do not bully, victimise or harass anyone

How do you actively promote diversity and inclusion?
Can you tell me what unconscious bias is?
Unconscious biases are social stereotypes about certain groups of people that individuals form outside their own conscious awareness.
What makes a good team member?
Listening, discussing, respect, reflection.
What are the benefits of teamworking?
Utilise different skillset, improved speed of delivery, good for morale.
How would you run an effective team meeting?
Create an agenda, start and end time to meetings, info attendees to bring specific information if required.
How would you deal with an attendee at a meeting running off topic?
I would thank them for their contribution however we must stick to the agenda and that this may be a topic to discuss after the meeting.
How would you deal with a disruptive attendee in a meeting?
I would analyse the situation first so I am clear. I would then have a private conversation with the person informing them that their behaviour was not appropriate.If this continued I would discuss this with their superior.
Why are team building exercises important?
They build relationships and trust in non working environments.
If you were brought into a project after the previous PM had left how would you deal with the situation?
Dependant on the reason the previous PM left, I would meet with the project team and client and analyse what previously went wrong. I would put in place a strategy to recover the project with agreement from all stakeholders.
What characteristics are required to be a good team member?
Respectfulness, clear communications, tactfulness, encourage others to express their ideas.
What are the challenges of achieving high performing teams within the construction industry?
There is a lack of trust between the client and the contractor. Projects have short timescales preventing long lasting relationships. To overcome this I would propose to hold regular non work environment events even as little as drinks after meetings.
How would you recruit a team?
I would firstly anyalse the gaps within the team that required filling. I would look internally first if someone was available with the right skillset, if not I would advertise for the post.
What were the findings of the Latham Report 1994 - Constructing the Team?
That the construction industry was ineffective, fragmental and incapable of delivering for it’s clients.
What were the recommendations of the Latham Report?
Client to be at the core, NEC to be used more widely, public sector registers for approved contractors, better integration of contract documents, compulsary latent defects insurance,codes of practice to standardise the industry, speedy ADR and adjudication.
What is meant by unconscious bias?
When people make quick judgments about people and situations without noticing.
What theories do you know relating to teamworking?
- Tuckman Theory phases to team building - forming, storming, norming, performing, mourning.
- Herzberg Theory - 2 motivational factor: motivated to work hard through empowerment, demotivated through hygiene factors like pay.
What have been some of the impacts working remotely has produced?
More video calling, advantages - reduce travelling time & sustainability. Disadvantages - sharing of plans & drawings, less personal.
How would you deal with an inner-team complaint?
I would observe to ensure I believe the actions causing the complaint were correct. I would address this with the person in a manner not revealing the complainer.
Give me an example of how you use team working in your current role?
Team building days, bi-weekly drinks and quizzes, Communication is crucial and having a shared understanding of the goals, Positive reinforcement and training less experiences members

I am a positive person and can identify when people are struggling, I am Patient and am good at sharing my experience to help others understand and learn.
