- Any pre-app advice / applications
- Architect / planning consultant submits drawings, design and access statement, application forms and any supporting documentation
- Local Authority issues validation notice upon receipt of correct documentation and highlight’s their decision process / procedures
- Possibly site visit by planning case officer / planning committee presentation
- Public consultation / notification period (minimum of 22 days before application date)
- Notification declarations in the neighbourhood
- Decision notices - 6-8 weeks, small - 13 weeks, major - 16, large, complex and environmental impact assessment
- Approval, refusal, conditional approval
- Planning conditions discharge
- Any appeal processes

- Agree validation checklist / supporting document requirement at any pre-app phases
