Elevator Pitch
My name is (name) with (company) and my team and I are investors in your area. We purchase multiple properties a month for all cash and are looking for additional inventory. I saw your details from MLS, and I noticed you were actively working in the area we would like to buy-in. So, I’m wondering if you are interested in working with us, you can represent me as a Buyer and earn our side of the commission. If you’re interested in making money with us, I’ll be sending you an email with all the details. How’s that sound?
Voicemail Script
Hi (agent name), this is (name) with (company). I saw that you were actively working in some neighborhoods we really like to buy-in. We purchase multiple homes a month and are looking for a few agents who can represent us and earn our side of the commission. Are you a serious client?
Yes we are, and we are serious about growing our business. We are proven investors in the area. We not only say we are going to purchase multiple homes a month, but we actually follow through.
Are you guys Local?
Yes we are. Our office is located at 528 New Park Ave West Hartford, across from Home Depot.
Can I re-list the property for you when you sell?
We will discuss that opportunity on a property-by-property basis.
You will represent me as the buyer’s agent on the acquisition and if it makes sense we can discuss you listing the property for a 25% referral fee and you will represent me as the listing agent. If the numbers make sense on the acquisition side there is a chance you can represent me on the sell side.
How did you hear about me?
I saw your details in MLS and it seems like you are actually a good fit for our team. Just to let you know, we researched agents in the area and since we only work with a few agents at any given time, we want to make sure we are working with the best agents possible.
How does it work? (Skeptical Agents)

How much time will you consume?
Time is really important in this business and we want to make sure to respond to any email as soon as possible. So Depending on how fast you’re going to send us the email, give us 24 to 48 hours maximum.
I don’t like investors because all they do is “low-ball”** Are you a “low baller”?
Our intent is to purchase 2-3 properties a month in your area alone. That’s pretty serious. We are investors and need a large enough spread in order for us to take advantage of that opportunity. However, our offers are very well thought out and reasonable. We understand what a headache it can be to work with low-ball investors. Well, I can assure you that we are not the time wasters you have dealt with in the past.

We are actively investing all throughout MD. Anywhere we can find a good enough deal, we will make the drive.

We prefer properties that are distressed and We are not afraid of any size rehab, even fire damaged properties. But we also buy properties that make great rentals.
What price points do you focus on? What will you pay for properties?
Any price point. No house is too big or too small. We work on a case-by-case basis. We evaluate every property and are willing to invest in all price points.
