What is a DRI (Development of Regional Impact)
Any development that because of its character, magnitude, or location, would have a substantial effect on the health safety, or welfare of citizens in MORE THAN ONE COUNTY.
What is the zoning board of adjustments
a semijudicial body of a particular zoning authority designed to handle appeals and requests for relief from zoning restrictions.
What is a nonconforming use?
A use established prior to prior zoning but has been grandfathered in.
What is a variance?
Is permission obtained from the appropriate government authorities to deviate from the current zoning.
The property owner must show a HARDSHIP.
What is a Planned Unit Development (PUD)
a development larger than a traditional subdivision and usually has mixed uses.
What are subdivision regulations?
Restrictions on the division of parcels. Requires the local planning board prior approval. Zoning controls the land use.
Note: Must submit the subdivision plat to the local planning agency to get prior approval and make sure they get it recorded in county records.
What are wetlands
Areas with ground water at or near the surface. They provide a location for rainwater to return to the ground.
From the Clean Water Act who controls the permitting system for dredging and filling activities connected to navigable waters.
