Area variance
Allows change to shape of property. Height, width and setback restrictions
-requires showing of practical necessity
Use variance
Administratively authorized departure from the terms of the ordinance
-requires showing of unnecessary hardship
Special exception
The particular use is already permitted but requires a special permit showing
-no negative impact on neighborhood
No conforming use
If lawful, runs with the land and survives change of ownership
-terminated by destruction (act of God) or abandonment
Conditional zoning
Where the property owner agrees unilaterally to use the land in a specified manner
Contract zoning
Bilateral agreement between owner and zoning authority, with the owner covenanting to restrict the use of the property in exchange for the authority’s promise to rezone
