Zoning ordinances are statutes that are enacted to establish land use regulations for properties in a specified area.

What is a Nonconforming Use?
A
A nonconforming use is one that was once a lawful use on the land that is now disallowed by the new zoning ordinance.

When may a prior nonconforming use be extended or intensified?
A
A prior nonconforming use cannot be extended or intensified in ways that constitute a substantial change. Where there are doubts as to whether a change is substantial or insubstantial, any doubts are resolved against the change.
