What is an all risks yield?
A return expressed as a percentage taking into account the risks, return and expectation of growth from the investment.
What is an equivalent yield?
The weighted average yield for the term and reversion on reversionary property.
How would you find the equivalent yield?
Use goal seek on excel or layout a traditional term and reversion valuation and use trial and error with different input yields until you find one that results in the capital value paid.
What is an equated yield?
A yield which takes into account growth for future income.
