These are deliberate destructive acts. In addition to an injunction, the remedies include damages measured either by the diminution in value of the property both before and after the injury, or by the cost of repairs.

These are acts of omission or neglect where the tenant allows something to fall into disrepair. There can be no injunctive remedy but otherwise this has the same remedies as voluntary waste.
