Point with highest land value and from here, land prices decline
Main factor affecting land use in HIC’s is land value and this is usually higher in the centre of the city where accessibility is greatest

The central area where shops, offices and entertainment facilities are found
Out of town developments
Originally developed by large supermarkets these soon expanded to include retail and entertainment complexes
Had a negative impact on shopping area in CBD
