What is a legal description
A detailed way of describing a parcel of land in a document that will be accepted in a court of law.
What is a Survey
The process by which boundaries are measured by calculating the dimensions and area to determine the exact location of a piece of land.
What are the 3 basic methods currently to describe real estate
Metes and Bounds, Rectangular (Government) Survey, Lots and Block (recorded Plat)
What is Metes and Bounds Method
Relies on property’s physical features to determine the boundaries and measurements of the parcel. Starts and ends at Point of Beginning.
What is Point of Beginning (POB)
In Metes and Bounds method it is the starting and ending point of measurement.
What are monuments
Fixed objects used to identify the Point of Beginning
What phrases are often included in Metes and Bound measurements
“more or less”, and “to the point of beginning”, to ensure closure and to remove questions if an error in footage prevents closure. Also allows for angles.
What is the Rectangular (Government) Survey System
Established 1785, based on two sets of intersecting lines: Principal Meridians and base lines.
What direction do Principal Meridians and Base Lines run and how many are there
Principal Meridians run North/South, Base Lines run East/West. There are 37 Principal Meridians

Lines running east and west, parallel to the base line, six miles apart.

What are Townships
The squares formed when Township lines and Range Lines cross. They are 6 miles square and contain 36 square miles. The basic units of the Rectangular Survey System
What 3 things must a Township’s legal description contain
Designation of the tier in which the township is located
Designation of the range, and
Name or number of the principal Meridian for that area
What are Sections
Townships are divided into sections. Each township has 36 Sections. Each Section is 1 square mile (640 acres), with 43,560 square feet in each acre.

How do you calculate acres in Rectangular Survey System
Multiply denominators (SE1/4 by SE1/4 is 4x4=16) Divide 620 (acres) by 16 and you have 40 acres.

What is the Lot and Block Method
Also known as “recorded plat” method, uses lot and block numbers, referred to in a plot map filed in the public records of the county where the land is located. Used mostly in subdivisions and urban areas.

What does the Lot and Block system start with
The preparation of a subdivision plat by a licensed surveyor or engineer.
