Environmental Legislation
A
- The Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA) is best known
for its creation of the “Superfund.” The principle purpose for the Superfund is to clean up hazardous waste dumps
and to respond to spills of hazardous materials. The Superfund amendments also created a concept
called innocent landowner defense. - National Environmental Policy Act created EPA and gave them mandate to establish environmental standards
for land use planning. - Clear Air Amendment

Geological Hazards
A
- Landslides – geologist consultation recommended prior to development or home purchase
- Flooding – property located in floodplain may be cause for concern and must be disclosed
- Subsidence – developers should get maps from government agencies prior to new construction
• Earthquakes – most destructive geological hazard. Buildings can be seismic retrofitted when built for
protection

- Topography – rolling versus level nature of land affects development possibilities as well as desirability
- Elevation – low or high elevations make a property more or less desirable and impact development
- Site Visibility and View – visibility and view add value and impact how the land will be developed
