Buffer Zone
A tract of land separating two incompatibly zoned areas.
Building Code
A set of rules that stipulate the standards for constructing building structures.
Front Footage
The dimension across the access side of a
parcel of land. The access could be a road, railroad tracks, or water. When referring to lot size, frontage is the first number. Also called Frontage.
General Plan
A long-range, overall plan by government to ensure the orderly development and use of property. Also called Master Plan.
Master Deed
A document that converts a parcel of land into a condominium
Master Planned Community
Specific areas with a full variety of retail, commercial, and governmental services available. A virtually self-contained area.
Natural Area Open Space (NAOS)
An area or a wide easement restricting and preserving the use as a natural environment.
Nonconforming Use (Grandfathered Use)
The use of a site or structure that was legal before a change in zoning and is permitted to continue,
though it does not comply with current zoning law.
Planned Community
A real estate development that includes real estate owned by an association created for the purpose of managing, maintaining, or improving the property, and in which the owners of separately owned parcels are mandatory members and required to pay association assessments.
Setback
A term used in local zoning ordinances that
represents the distance between a lot’s boundary lines and improvements
Site Plan
A plan of proposed improvements to a parcel that usually shows a building footprint, parking, drainage,
sewer, water and utility lines, lighting, and landscaping. Situs The location of a parcel of real property.
Variance
A permit obtained from the local zoning authority
allowing the holder to use property or build a structure in
a way that violates the zoning ordinance
Zone
An area set off by municipal authorities for specific uses (residential, commercial, agricultural, industrial, special purpose, etc.).
