Life estate
Freehold person could hold land for a lifetime on the death it reverts back to the original owner
Fee simple
Freehold estate capable of being inherited
Fee tail
Freehold estate inherited by male heir. This is no longer capable of being made
Leasehold
Term of years absolute in possession

Interest retained by the grantor on granting less than few simple absolute

Hedge and ditch presumption
Alan Wibberley Building Ltd v Insley [1999] the ownership of the ditch lies with the owner of the land which lies on the side where the hedge has grown upon soil excavated from the ditch.
This does not apply where the ditch was dug before a conveyance
