Describe the market conditions in King’s Lynn at this time?
A
Industrial has fared strongly post lockdown as a result of the shift in consumer spending to online, which has created demand for additional warehouse space.
The demand and therefore take-up for office and retail was already slow pre covid, so I would expect this to continue and cause downward pressure on rents and upward pressure on yields. My client has already suffered from tenants serving break notices on office buildings, and Debenhams and recently Jaeger have already vacated the town.
