Distinguish between registered and unregistered land
A
Registered land is where the registration of title to land is registered at the Land Registry.
Unregistered land is not registered at the Land Registry and therefore the title will need to be deduced from the title deeds.

A
The advantages of the registered system of land are:-
- It simplifies conveyancing as bundles of deeds will no longer need to be produced.
- The register should accurately reflect the land in the title including any third party interests.

A
Under the Land Registration Act 2002 it states that all land transactions or registration of a legal charge require the property to be registered with the Land Registry.
