20
Q

How many UN SDGs are there?

A

17 goals. Good health, no poverty, zero hunger, gender equality.

20
Q

What are the UN Sustainable Development Goals?

A

Blueprint to achieve a better, fair, and more sustainable future for all.

21
Q

Target achievement date for SDGs?

A

2030

22
Q

What is net biodiversity gain?

A

Net biodiversity gain is the management of land / development that aims to put natural environment in a measurably better state than it was beforehand. Encourages developers to provide better natural habitats upon completion.

23
Q

What is social value?

A

Social values are personal goals and quantification placed on what is important to people. Its how people relate to society. For example, freedom, commitment.

24
Q

What methods of construction are more sustainable?

A

*Using renewable energy.

*Using on-site water treatment plants to minimise waste.

*Recycling and building with renewable or waste materials

25
Q

What is an Environmental Impact Assessment?

A

undertaken when a new development is proposed to assess the impact that the development may have on the wider area

26
Q

Explain your understanding of NABERS?

A

National Australian Built Environment Rating System – measure buildings energy efficiency.

27
Q

When is an EPC required for a building?

A
  1. Building is over 50 sqm
  2. Newly built, sold or let for a term of more than 6 months (& less than 99 years)
  3. Newly refurbished and heating, air con and ventilation services are altered.
  4. Required for sub-letting or assignment of a lease
28
Q

How long does an EPC last?

A

Valid for 10 years (unless the building is altered)

*If building is altered, a new EPC is required for marketing

29
Q

What is contained within an EPC?

A
  1. Property Address
  2. Floor areas
  3. EPC reference number
  4. Technical info on property’s energy provision
  5. Energy Performance Rating A+ - G
  6. Benchmarking Information
30
Q

What recommendations can be set out in an EPC to improve building energy efficiency?

A

Case by Case basis:

  • Cavity wall insulation
  • Secondary glazing for windows
  • Renewable energy generation (Solar PV or Wind Turbines)
31
Q

What is A+ Rating

A

This assumes the building is Net Zero Co2 emissions

32
Q

What is included in the technical information section of an EPC?

A
  1. Main Heating Fuel - i.e Gas or Grid Supplied Electricity
  2. Building Environment - Heating and Natural Ventilation
  3. Total Useful Floor Area
  4. Building Complexity
33
Q

How are EPC ratings banded?

A

A = 0-25

B = 26-50

C= 51-75

etc

G = Over 150

34
Q

When must EPCs be commissioned for marketing a property?

A

Within 7 days of commencement of marketing (28-day limit for procurement)

35
Q

Who is responsible for procuring EPCs during marketing?

A

Agents

36
Q

What needs to be displayed when marketing property?

EPC rules…

A
  1. Only actual EPC rating needs to be shown on property advertisement
  2. Online marketing should contain link to the EPC to show front page of the EPC.
37
Q

Who enforces regulations surrounding EPCs and marketing?

A

Local Authorities Trading Standards teams

38
Q

What is the penalty for non display of EPC information on material?

A

Residential - £200 civil fixed penalty

Commercial - Max penalty is equal to 12.5% of the Rateable Value of the building (min. £500 and max. £5,000 fine)

39
Q

What are the penalties for non-compliance of MEES?

Commercial

A

Commercial:

Breach of less than 3 months = up to £5,000 or if greater 10% of Rateable Value (Max. Penalty of £50,000).

Breach of more than 3 months = up to £10,000 or (if greater) 20% Rateable Value (Maximum Penalty of £150,000)

40
Q

What are the penalties for non-compliance of MEES?

Residential

A

Breach of Less than 3 months = £2,000

Breach of More than 3 months = £4,000

41
Q

What are the current MEES targets?

A

Threshold to rise from min E rating to:

EPC C - April 2027

EPC B - April 2030

42
Q

What are the risk associated with MEES non-compliance?

A
  • Fines imposed on landlords
  • Inability to sell or lease property - risk of extended void periods
  • Reputational damage - non-compliance publicly published
43
Q

Where do EPC exemptions need to be registered?

A

Government’s PRS (Private Rent Sector) Exemptions Register (Resi)

44
Q

What measures can landlords use to improve EPCs?

A
  1. LED lighting
  2. Insultation - floor, wall, ceiling.
  3. Install heating control
  4. Replace or remove gas boiler
  5. Replace single glazing with double glazing
45
Q

What does Payback Period mean?

A

Length of time it takes to recover the cost of an investment

46
Q

What is the Payback Period exemption under MEES?

A

When it is not feasible to improve the EPC rating to E or above even when all possible improvements with a payback period of 7 years or sooner have been made.

47
Q

How do you calculate Payback?

A

Cost of Investment or Works to improve EPC / Total Cost of Savings = Payback Period
