Can you tell me what would typically be included on a site and / or location plan?
Scale bar – provides a visual indication of distance – see below for scales.
North arrow – provides direction.
Key – provides an understanding of what’s on the map.
What is considered large scale?
1:1250
What is an example of a large scale? (1:1250)
Site Layout Plan:
Identifies outline of land in question with a red line
identifies road network and surrounding buildings
This scale is required for planning applications (also on title plans)
What is considered small scale?
1:50,000
What is an example of small scale?
Location Plan which identifies wider context
What is a planning policy map?
Provides geographical representation of the policies within a local plan (land use designations)
Required under Regulation 9 of the Town Country and Planning Act 2012
What is a title plan on Land Registry?
Geographical representation of the land which is descried in the title register
Purpose: to support property description in the tile register
Must show red line boundary
Prepared on Ordnance Survey Map
Scale 1:1250 urban areas and 1:2500 rural areas
How is the title register structured?
Divided into 3 sections: Section A, B and C
Section A includes..
Description of the land with reference to title plan
Matters that benefit the land such as easements
What is an easement?
the right of one landowner to make use of another nearby piece of land.
Section B includes…
Class of title and title number
Name and address of owner
Restrictions/notices
Positive covenants (agreements)
Price paid info (if after April 2000)
Section C includes…
Matters that encumber the property (affect it negatively)
Rule 9 of Land Registrations Rules (2009) determine the content of Section C
