CFA Piles - soil is excavated and concrete poured simultaneously
Driven piles was not an option due to Harrow road being in a built up environment and driven piles cause a lot of noise and vibration

Due to clients programme objectives they wanted the quicker construction method , the contractor confirmed that steel frame will be quicker to erect compared to a concrete frame
The use of the building being an office I advised you will get more Net to Gross due to the longer spans from steel therefore have more desk space
You mentioned packaging the works on HRW for tendering
Yes, the cost plan was done on a elemental basis and the tender returns came back in trade packages
So for example there was Decoration package which included paint finishes for example whereas the elemental cost plan would have paint finish split out between wall and ceiling so this had to be coded so it could be compared
How is NEC more pro-active compared to JCT?
Programme is a contractual document in NEC this encourages pro active planning and management
Ethos of compensation event is that they are dealt with in real time as much as possible
