STAGES OF A
CONSTRUCTION
PROJECT
Briefing stage:
i) Set up a work plan and appoint designers and specialists
ii) Consider user requirements locations and site conditions, planning designing, estimated costs, quality requirements.
iii) Ensure the preparation of:
-Sketches at scale 1/100, 1/1000, 1/3500
Cost estimates and implications
- A plan for implementation
- The department data programme
ACTIVITIES
Briefing stage:
To enable the client to specify project
functions and costs for the design team to interpret accurately and provide cost estimates.
PURPOSE
Briefing Stage:
- Architect
- Structural, Electrical, Mechanical Engineers
- Quantity Surveyor
- Specialists such as health or school planner
- User representative
Participants
Designing Stage:
To complete the project brief and
determine the layout, design,
methods of construction and
estimate costs, in order to obtain
the necessary approvals from the
client and authorities involved.
Purpose
Tendering stage:
To appoint a contractor or a number
of contractors who will undertake the
site construction works.
Purpose
Tendering stage:
To obtain tenders from
contractors: for the construction
of the building and to award the
contract.
Activities
Tendering stage:
The use of standard forms of contract is recommended because:
i) their contents will be well known and understood by the parties involved,
ii) their wording embodies much experience in resolving difficulties of interpretation and
enforcement. iii) they will usually have been tested in law, iv) the preparation of new forms of contract
is expensive and time-consuming
CONTRACT DOCUMENTS
CONSTRUCTION STAGE:
A detailed plan that outlines the timeline for completing various construction tasks and milestones, ensuring the project stays on track.
Time Schedule
CONSTRUCTION STAGE:
The arrangement and management of
the construction site, including the layout of temporary facilities, material
storage, and access points, to optimize efficiency and safety.
Site Organization
CONSTRUCTION STAGE:
A strategy that determines the
number and type of workers needed at different stages of construction, ensuring the right personnel are available when required.
Manpower
CONSTRUCTION STAGE:
A schedule that specifies the
necessary machinery and equipment for each phase of the project, ensuring
timely availability and minimizing
downtime.
Equipment Plan
CONSTRUCTION STAGE:
A logistical plan that ensures construction materials are delivered to the site in the correct quantities and at the right time to avoid delays or shortages
Manpower
COMMISSIONING STAGE:
Verifying that all
mechanical,
electrical, and
plumbing
systems
function
correctly
according to
design
specifications.
Testing
COMMISSIONING STAGE:
Ensuring that the construction meets
regulatory standards and obtaining
necessary certifications or permits for
occupancy.
