Building Pathology - Can you provide an example of giving reasoned advice?

Answer 1

• Tenement survey - roof tile identified as being max 25 years old, advised no need to re-roof however funds should eb set aside.
• Quinquennial Survey - identified carbonation and provided advice on how to remedy this. Also identified rot to windows (cills etc.) and poor pointing and advised these should be prioritised to keep building wind and watertight.
• Water Ingress to flat - identified open mortar joints at high level to gable and insufficient cover to wallhead from roofing timbers. Advised that this was likely factor in water ingress and should be addressed.

Construction Technology - Can you provide examples of reasoned advice you have given?

Answer 2

• Render Spec - advised that a specialist should attend to assess render given exposure of property. Factored this into schedule of works.
• Traditional Buildings - often advise on minimal intervention when it comes to repairs as often times simple maintenance such as stonework cleaning can suffice without need for further works e.g. replacement of stone.
