SIM?
Reveals other title no’s registered against property (e.g. a lease). Confirmation of boundaries
Which land is registered and which is not (the area not drawn in is not).
Highways search?
Boundary line between private and public highway.
Chancel repair?
liability to contribute to maintenance of a C of E church.
CON 29O?
optional enquiries e.g. common land and town or village greens.
Phase I or II Environmental?
Only if Environmental desktop raised concerns.
I = surveyor to inspect land
II = soil samples taken.

Reveals any subsidence issues which can be expensive to deal with.
Waterways?
Only if necessary. Liability for maintenance of any river banks, rights of way along towpaths, drainage rights, fishing and water abstraction rights.

No - if a Conservation Area, check for Article 4 Direction.

Unlimited - LA can bring injunction at any time (Cottingham highlighted solicitor being negligent in failing to deal with issue of missing building regulations)
What is needed always for works?
Building regulations approval and building regulations completion certificate.
Planning permission issues?
Ask seller for a copy or obtain own from planning authority to check conditions were complied with.
If none, get retrospective planning consent.
