What does commercial property include
It includes office, retail and industrial properties. However, industrial property should also be considered separately.
What is industrial property
It is the land and improvements to the land (e.g. buildings, fabrication plant, and yours) used for heavy and light manufacturing, storage or distribution of goods

It’s structure, HVAC, common areas, janitorial services, parking
What is included in high-rise office building
Structure, HVAC, common areas, elevators, personnel, janitorial services, parking, emergency exits
What does the term commercial mean or apply to
Any non-residential property which generates revenue through rent with the objective of a profit.
What are high-rise buildings constructed of
Typically they have concrete, steel or a combined structure
What are low rise buildings made of
Typically they have a wood frame, masonry, concrete, steel, or a combined structure

Explain service operations
There are many types of service operations which are not truly retail or light industrial, but a combination of the two. This category includes gas stations on the ground leases, muffler shops, body shops, heating and air-conditioning services, sign writers, electrical shops, glass and mirror shops and so on.

For practical reasons a 12 foot minimum clearance is necessary and today’s large warehouse is have 28 to 30 foot ceiling heights
