Floodway
Area of floodplain where water flows during flood
Percolation rate
Absorption rate of soil for a septic drain field (perc test)
Straight pipe
Untreated wastewater discharged onto land, streams, creeks
Zoning
Establishing specific classifications for land that impacts how it may be used
Aesthetic zoning
Specifies styles or architecture of buildings in an area to preserve charm, feel etc.
Spot zoning
Allows a specific property to be zoned differently from adjacent properties
Historic preservation zoning
Any property in historic district requires approval from local or state government before making any material modifications, restorations, moving it or demolishing it
Special use
Allowing property to be used in way not in accordance with zoning regulations
Zoning ordinances
Local laws or regs that implement the comprehensive plan by regulating zoning and land use
Variance
A permitted deviation from zoning
Use variance
Permission to use the land for a purpose prohibited by current zoning restrictions
Overlay
Designates special zoning districts over existing zones, to protect special features/areas
Nonconforming use
A use that no longer conforms with new or changed zoning (can be grandfathered in)
Conditional use
Use that doesn’t conform to zoning that may impact surrounding areas
Mixed use
Development with mixed zoning uses (commercial and residential)
