Similar to GIA
relates to the area in exclusive occupation, including the floor area occupied by internal walls and pillars. It may also include external floor areas and ancillary areas.
IPMS 3C - residential is similar to?
Similar to EFA (Effective Floor Area)
relates to the area in exclusive occupation, excluding the floor areas occupied by external walls, internal walls and pillars.
What is the internal dominant face?
The Internal Dominant Face (IDF) is the inside finished surface comprising over 50% of the floor to ceiling height.
How do you convert from IPMS 1 to GEA?
To convert to GEA, deduct the following from the IPMS1 area:
- the area of external balconies
- the area of rooftop terraces.
How do you convert from IPMS 2 to GIA?
To convert to GIA, deduct the following from the IPMS2 area:
- the difference between the area measured to the dominant internal face and the area measured to the floor/wall junction.
- the area of external balconies.
- the area of rooftop terraces.
How do you convert from IPMS 3 to NIA?
To convert to NIA, deduct the following from the IPMS3 area:
- half the area of a party wall with an adjacent occupier/tenant
- the difference between the area measured to the dominant internal face and the area measured to the floor/wall junction
- the area of external balconies
- the area of rooftop terraces.
