negative connotation used by nimbys – change only one area – most common rezoning
What is up zoning?
to more intensive high density use
What is downzoning?
to less density less intensive use
What is spot zoning?
zone a small tract different from surrounding neighborhood to promote general welfare
What is illegal spot zoning?
does not promote general welfare, usually just promotes developer
What is a floating zone?
A floating zone is an unmapped district with detailed and conditional use requirements.

What is legislative rezoning?
Rezoning that occurs at the hands of the legislative body (like it normally does)
What is adjudicative rezoning?
Rezoning that occurs at the hands of the court (no black people are allowed, court says that is fucked up change it)
