A
To be a bona fide purchaser, a subsequent party must give value and have no notice of the prior conveyance at the time of her transaction.

- Actual: literal knowledge
- Inquiry: what physical or title inspection could have revealed – buyer has the duty to inspect,
- Record: notice of deeds properly recorded in the chain of title.
